Premium Housing Dominates India's Home Sales Amidst Softening Volumes: Report

Homes priced above ₹1 crore now constitute 50% of total residential sales across top 8 cities in 2025, up from 44% in 2024.
•
Overall home sales remained steady at 348,247 units in 2025, but premium segment sales (₹1 crore+) increased by 14% year-on-year.
•
Affordable homes (below ₹50 lakh) saw sales decline by 17% year-on-year, reducing their share to 21% from 25% in 2024.
•
New project launches across top 8 markets decreased by 3% year-on-year in 2025, with Mumbai and NCR seeing significant drops.
•
Despite softer volumes, residential prices continued to rise, with NCR up 19%, Hyderabad 13%, Bengaluru 12%, and Mumbai 7% year-on-year.
