Pune's Luxury Home Boom: Sales Dip, But High-End Properties Soar

•Pune's real estate market saw a 17% drop in overall home sales in January 2026 compared to last year.
•Despite the sales decline, there's a significant shift towards luxury homes, with demand for properties above 1 crore increasing.
•Affordable homes (up to 25 lakhs) saw their market share drop from 32% to 25%.
•Mid-range homes (50 lakhs to 1 crore) experienced a 4% increase in demand, now making up 29% of the market.
•Most transactions (67%) occurred in central Pune, including Haveli, Pune Municipal Corporation, and Pimpri-Chinchwad.
