Kolkata Housing Market Slows: Registrations Down 41% in January 2026

Kolkata Metropolitan Area (KMA) residential property registrations declined by 41% in January 2026 compared to January 2025.
•
A total of 3,052 residential units were registered in January 2026, down from 5,134 in January 2025 and 5,571 in December 2025.
•
Experts attribute the slowdown to a typical post-December rush dip, not a permanent drop in demand.
•
Demand for mid-sized flats (501-1,000 sq ft) increased significantly, accounting for 59% of registrations.
•
South Zone led sales with a 43% share, followed by North Zone with 33%, driven by affordable and mid-segment housing.
